Tiffany Santagati
FOUNDER
I founded Palmetto Community Advisors with a clear conviction: the organizations doing the most important work in our communities deserve partners who understand what it takes to execute—not just advise.
Too often, strategy is developed in theory but struggles in practice. My work is grounded in the belief that strategy only matters if it can be implemented—consistently, effectively, and in alignment with real-world constraints.
I partner with nonprofit CEOs, boards, and senior leadership teams navigating growth, complexity, and transition—helping them translate vision into the structure, systems, and decisions required to move forward with clarity and confidence.
Experience That Informs the Work
My work sits at the intersection of capital, operations, and equity.
As Vice President of Operations at a Greenville-based affordable housing fund, I have supported initiatives contributing to more than 1,850 affordable housing units—while overseeing a $1.6 million operational budget and supporting a $75 million investment portfolio. That role required not only strategic thinking, but the ability to build systems, manage risk, and execute in complex, high-stakes environments.
Prior to this, I spent nearly two decades in banking, holding leadership roles across retail, lending, mortgage, and human resources within community and regional institutions.
That combination shapes how I work today—bringing both the financial rigor funders expect and the operational discipline leadership teams need to execute.
How I Work
My approach is collaborative, direct, and focused on results.
I listen first—working to understand the full context before moving to solutions. From there, I help leaders translate complexity into clear choices, align strategy with operations, and focus on what needs to happen next.
I bring structure where it’s needed, ask the right questions, and stay grounded in what will actually move the organization forward.
This is not theoretical work—it is practical, execution-focused, and designed to produce measurable progress.
Perspective & Practice
I take an equity-centered approach to capital strategy and operations—not as a separate initiative, but as a design principle that strengthens systems and leads to more durable outcomes.
Alongside my client work, I serve on multiple boards focused on equity, community well-being, and access to opportunity. I am also a Ph.D. candidate in Leadership Studies at Anderson University, where my research allows me to integrate academic insight with real-world application.
Beyond the Work
I am grounded by family, community, and a deep connection to the Carolinas. I live in Taylors, South Carolina, and have built my career in the same communities this work is ultimately designed to serve.
